A ten minute walk down this beach you will find downtown La Penita shops and restaurants. The malecon is just about where the last “tiny dot” people are.

We have owned it for 10 years. It is time to move on. NO REASONABLE OFFER WILL BE REFUSED.

Like most homes in the area this one encroaches on the Federal Marine Zone. We pay an annual fee for the beach concession of about US$180 per year but have not gone through the hoops to formalized the concession. Before buying beach front property in Mexico you should understand what that means.

The property has “escritura” and is held in a bank a trust like most foreign owned properties in Mexico.
